Unfortunately for many, building new can also prove to be stressful, complex and exhausting. After being hit with common build issues such as unexpected costs, time delays and substandard build completions, many who have travelled the build process alone state they will never build again. Ninedots exists to help you avoid the pitfalls of the construction process, allowing for the rewarding experience you may have hoped it to be, while delivering the best possible build outcome.
At Ninedots we believe it’s important to establish your build requirements, assess your borrowing capacity and to stay focused. This can be difficult to do when home buyers are often pulled in so many different directions. Being confronted with a myriad of promotions and marketing campaigns often results in you being the ‘hunted not the hunter.’ Off-roading you from your intended build outcome.
In addition to the marketing noise, there are other factors that can severely impact your build experience. You may be exposed to issues such as finance hurdles, complications with progress payments, unexpected cost blowouts, poor workmanship, structural errors or build delays. Often these issues are not realised until after construction has commenced, and are hard to navigate without support. Ninedots works to untangle such complexities, confusion and complications saving you time, money and mistakes.
Ninedots acts as your advocate throughout the entire build process, from our package design consultation, right through to celebrating completion. We eliminate the unknown by bridging the knowledge gap between home buyers and builders, allowing for a seamless build.
What does this actually look like?

During this meeting we engage in an in-depth discussion about your desired build outcome identifying your preferred builders, inclusions and location. We walk you through the process of new home construction ensuring consideration of all facets of the build process. From here we prepare your Package Design request.
If finance assistance is required, we coordinate a meeting with an independent expert in construction finance. Here your current financial position will be assessed, your borrowing capacity determined, and the pre-approval process will commence.
During this process we liaise with a range of suitable developers and builders on your behalf to customise options based on your package design and borrowing capacity. This involves sourcing ‘off market’ opportunities, carrying out due diligence, land acquisition, builder selection, price negotiation, consideration of contract terms, floorplan design and customising build inclusions.
During this meeting you will be presented with a selection of up to 3 of the most suited build options from a range of builders. Each of these opportunities is delivered in a detailed, comparable and easy to understand manner allowing you to make direct comparisons and an informed decision.
Here we provide you with a unique opportunity to customise floor plans and inclusions and to seek further clarification on packages presented.
Once your preferred new build package is selected we coordinate the deposits on your behalf. During this time we engage the services of a conveyancer, coordinate contract signing and also liaise with your finance specialist to assist with your finance approval.
During this phase we book your colour selection appointment on your behalf and facilitate the start of your construction. We coordinate progress payments and provide you with fortnightly build updates, stage progress photos, and also engage in any required discussions to allow for a seamless build. We ensure quality is maintained throughout the entire build process and that the builder is staying true to your vision.
At this point we coordinate and attend an onsite meeting with you and the builder’s representative to ensure all contract conditions have been delivered. During this time you will also receive help to acquire relevant insurance, and if required, guidance on landscape and interior design.
Ninedots prides itself on providing continued support and we remain your contact well beyond property completion. Whether it be to coordinate your 6 or 12 month routine build inspections, or to provide further support with a subsequent build, we’re always happy to assist.

Although engaging with Ninedots from the outset provides for the most optimal outcome, Ninedots can also provide hourly consultations to those looking to compare existing options. After receiving our independent advice, clients are better equipped to negotiate contract terms and select the most suitable builder.
