Our bespoke investment advisory service offers a ‘hands free’ approach for investors, where all of the stages of the investment are expertly managed on your behalf:

 

B Client Discovery & Portfolio Review: During this meeting we engage in an in-depth discussion about your current position and desired outcome. We discuss the benefits of new home construction from an investment perspective and compile a package design request in line with your investment goals.C Finance Structure:This meeting is conducted by an independent expert in construction finance. Here they will position you in the market from a ‘dollar and cents’ perspective and assess your current financial position and borrowing capacity. Finance structures will also be discussed and selected based on your risk profile and desired outcome.D Package Design:During this process we liaise with a range of suitable developers and builders on your behalf to customise new construction investment opportunities based on your goals, risk profile and borrowing capacity. This involves sourcing ‘off market’ opportunities, carrying out due diligence, negotiating land prices and contract conditions, builder selection, floorplan considerations and also customising build inclusions.E Presentation:During this meeting you will be presented with a selection of up to 3 of the most suited investment opportunities. Each of these opportunities is delivered in a detailed, comparable and easy to understand manner allowing you to make an informed decision.

F SelectionOnce your preferred new build package is selected we coordinate the deposits on your behalf, and provide you with an opportunity to further customise floor plans and inclusions. During this time we engage the services of a conveyancer, coordinate contract signings and also liaise with your finance specialist to assist with finance approval.

G Construction Support: During this phase we book your colour selection appointment on your behalf and facilitate the start of your construction. We coordinate progress payments and provide clients with fortnightly build updates, stage progress photos, and also engage in any required builder or client discussions to allow for a seamless build process. We ensure quality is maintained throughout the entire build process and that the builder is staying true to your vision.H Tenant Coordination:Two weeks prior to the build completion we facilitate the introduction of a carefully considered property management company who will begin advertising the property for rent. We negotiate favourable property management terms on your behalf, coordinate the property photography session and liaise with your property management team until a suitable tenant is approved.I Handover: At this point we coordinate and attend an onsite meeting with you and the builder’s representative to ensure all contract conditions have been delivered. During this time you will also be connected to ‘Ninedots Network Partners’ who will provide you full support across the areas of tax, insurance and depreciation.J Continued Support & Opportunity: Ninedots prides itself on providing continued support.
